Some buyers and lenders order a PCA as soon as the deal is under LOI or term sheet. Benefits include earlier visibility into deferred maintenance and capital needs, which can inform price negotiation and financing assumptions. The main risk is cost if the deal does not close.

After Executed Contract or Commitment
