To make certain that you ask the best possible price for your home, have an inspection performed before listing. The inspection will educate you on the current condition of your home. If any repairs need to be made, you can have them completed on your own schedule rather than the short time typically required for closing a real estate transaction.

With deficiencies repaired before your home is put on the market you can confidently set a realistic price for your home without the buyer finding defects that could give them a bargaining tool to reduce your list price.
Even if you don't plan on repairing the property, knowing defects up front can also allow you to include them in your listing indicating that the deficiencies are reflected in the "as is" list price.
